Guardianship is a legal process where a court appoints a person (the guardian) to make decisions for another person (the ward) who is unable to do so themselves, either due to age (minor) or incapacity, regarding personal care, property, or both.
Conservatorship
A conservatorship is a legal arrangement where a court appoints a person (the conservator) to manage the financial and personal affairs of someone who is unable to do so themselves, known as the conservatee.
Power of Attorney
A power of attorney (POA) is a legal document that allows one person, the "principal," to grant another person, the "agent" or "attorney-in-fact," the authority to act on their behalf. This allows the agent to handle specific or general tasks, such as financial matters, healthcare decisions, or other legal matters.

A sale for division is a legal proceeding that allows co-owners of a property to either divide the land or force its slae when a voluntary agreement cannot be reached.
